Package 1 - Tenant Introduction / Let Only Service  

- Comprehensive marketing of your property  

- Sourcing and selecting suitable tenants  

- Reference checks (when required)  

- Preparation of all relevant documentation (including application forms, ASTs, guarantor forms, and inventory)  

- Managing the initial rental and deposit payments  

- Delivering a complete administration package, ready for your records

Package 2 - Rent Collection / Part-Managed Service

- All services included in our Tenant Introduction package  

- Dedicated contact number for tenants  

- Collection and processing of monthly rent payments  

- Management and registration of the tenant’s damage deposit  

- Optional third-party photographic inventory check-out services (additional fee applies)

£350 New tenant set up fees

+ 4 % per month taken on rent

Package 3 - Full Property Management Service

- All services included in our Part-Managed package  

- Handling of all communication with tenants  

- Arranging repairs, safety certificates, and compliance documentation  

- Conducting regular property inspections  

- Organising the property between tenancies, including cleaning, check out inventory and liaise with trade for maintenance services

+ 8% per month taken on rent

£350 New Tenant Setup Fee which includes the following

  • ​​​Marketing and advertising of your property on all leading portal

  • Find and source the right tenants

  • Organising and conducting viewings

  • Identity verification and reference / Right to Rent checks

  • Handling Credit checks and referencing of prospective tenants and their guarantors where applicable

  • Photography of your property

  • Inventory check-in

  • Drawing up tenancy agreement

  • Logging new tenancies with DPS

  • Informing Brighton & Hove Council of new tenant changes

  • Credit checks and referencing of prospective tenants and their guarantors where applicable

  • Handling Tenants Gas Safety Certificates, Electrical Safety Certificates, and EPC certificates

  • Issuing How to Rent and Right to Rent booklets to each new tenant

  • Liaising between tenant and landlord

  • Collecting first month's rent and deposit

  • Check-out report

  • Midterm inspection (£40.00)

  • Optional third-party photographic check out inventory (£65.00)

  • End of tenancy cleaning and repairs (Invoice of the cleaning company or repairs +10% fee)

  • Handling call-outs and emergencies (Invoice of the trades + 10% fee)

  • Gas safety certificate (Invoice of the trades + 10% fee)

  • NICR electrical certificate - if you decide to obtain one (Invoice of the trades + 10% fee)

  • EPC certificate - if you decide to obtain one. (Invoice of the trades + 10% fee)
